For the best Upholstery Cleaning in the Seminole, Osceola and Orange Counties (the greater Orlando area)
According to the Institute for Inspection, Cleaning, and Restoration Certification (IICRC), the most recognized body of certification for carpet and upholstery cleaners; to keep your furniture clean, it’s necessary to conduct routine maintenance including vacuuming and immediate attention to spills, coupled with periodic cleaning by a certified technician every one to two years. Furniture and fabric manufacturers recommend that consumers not wait until severe soiling occurs before cleaning because the greater the soiling, the less the likelihood of restoring the fabric’s original color, appearance and texture, and the greater adverse effect on indoor environmental quality.
Regular cleaning of fabric and leather furnishings by a trained, certified technician can help restore your furniture’s appearance, extend its life and keep it looking like new. Moreover, certified technicians can offer simple suggestions to maintain a clean and healthful home or business environment overall. IF THE DAMAGE IS DUE TO WATER, WE HAVE WATER RESTORATION SPECIALISTS THAT CAN HELP AS WELL.
We use IICRC certified professionals to clean your upholstery.
The IICRC believes that the best way to maintain a cleaner and healthier home is to augment your regular cleaning and vacuuming with periodic visits from an experienced certified professional. For those tasks that require a specialist — such as carpet and upholstery cleaning, stain removal, and maintenance of wood and tile floors — only a certified technician will deliver the results you can trust.
We use the cleaning method most recommended in the industry!
Our years of experience in carpet and upholstery cleaning (we started in 1996), our commitment to customer service, and our 100% satisfaction “re-clean” guarantee is part of what has made Dan, Dan the Carpet Man the “go to” carpet and upholstery cleaner in Central Florida.
Our well-trained, uniformed and fully certified upholstery cleaning technicians use a “Hot Water Extraction Process” to fully clean and sanitize your furniture. This cleaning method, often called “steam cleaning”, is recommended for most fabrics by furniture manufacturers and retail furniture stores. Alternate cleaning methods may actually void the manufacturer’s warrantee.

We offer a low moisture solution to safely clean both synthetic and natural fabrics. And, for “finer” (thinner) fabrics, we have a very-low moisture process that actually “lifts” the fabric off the cushion and/or frame to prevent over-wetting delicate components and damaging loose cushion fill. (see Equipment for more information)
After our cleaning process, you’ll have a complete, deep-clean and corrective cleaning on your upholstered furniture.

Please note: Although we only use IICRC approved cleaning methods, we cannot take responsibility for any damage to your upholstered furniture that results from our industry-standard hot water-based “steam cleaning” process. Customers must acknowledge this policy in writing prior to starting any job.
7-step cleaning method for cleaning your upholstered furniture
- Pre-inspection. A closer look at your furniture reveals what can be cleaned and how well. We identify the type of fabric and use the IICRC recommended cleaning method.
- Vacuum. Our powerful system exhausts outside your home to keep indoor air fresh.
- Pre-treat. To make our deep cleaning even more effective, we use a proprietary 3-part mixture (disinfectant, deodorizer, and emulsifier).
- Pre-spot. Our technician will identify resistant spots and apply a treatment.
- Deep Clean. Using commercial-duty truck-mounted equipment, we clean your furniture using a hot-water (240 degrees) extraction system (specialized wand).
- Post spot. If any spots remain we will retreat and clean immediately.
- Post-inspection. We’re only finished when we review the work and you are satisfied that we have done our very best.
Please note: Our high-tech process removes most “spots” from your furniture. However, we cannot guarantee to remove “permanent stains” (whether organic, non-organic, or petroleum-based) from fabrics using our regular “steam cleaning” process alone. Some stains can be removed by alternate methods using special techniques and solvents. Please ask our technician for more specific information regarding stain removal, should any remain after our thorough cleaning.
When do you need professional upholstery cleaning?
To keep your home looking its best, plan to have your upholstered furniture professionally cleaned on a regular schedule. Clean heavily-used pieces at 12-month intervals and lightly-used pieces at 24-month intervals. Periodic professional cleaning removes accumulated grime, helping fabric to retain its original appearance as much as possible. Increase cleaning intervals when fabric is subjected to heavy use, or when it is located in homes occupied with persons with allergies or respiratory sensitivity.
Proper maintenance of upholstery fabrics permits less frequent cleaning, so in between professional cleanings here’s how you can keep your furniture in top shape.
- Remove dry soil by vacuuming and (depending on the fabric) brushing to remove dust and soil particles.
- Only vacuum with a proper upholstery attachment should be done regularly and thoroughly to remove airborne dust and lint.
- Loose cushions should be turned and rotated to equalize wear and soiling levels.
- Monitor any build-up of soil on the fabric’s surface and treat spots and stains (with proper techniques and solutions) immediately after spills or soiling occurs.
Dirty upholstery can make your entire room feel dirty. It’s a shame to have spots and stains on your furniture when it’s so quick and easy to make it look like new again.

Power Head. We use a specially-designed “upholstery wand” to pressure clean your upholstered furniture while simultaneously removing the water, dirt, and cleaning solutions. We also have a very low-moisture tool (HydraMaster’s patented DriMaster™ Upholstery Tool pictured below) so that we can safely clean lighter fabrics, 0both synthetic and natural.
Low-moisture Upholstery Tool
HydraMaster’s patented DriMaster™ Upholstery Tool is unlike any other. Using new Jetless Cleaning Technology, it has no trigger valve, no spray jet, and never needs a second drying-pass. The solution is under constant flow, trained by the patented injector bar and slotted vacuum port system. The result is a highly effective cleaning tool that works without overwetting or heat loss. Even narrow areas can be cleaned without any overspray. The high flow/low residual moisture effect of this new technology leaves the fabric cleaner and drier while greatly reducing the chances of damage. No second pass, no over-spray, and high-volume water flow all contribute to the efficiency and speed of cleaning. And, at less than half the weight of other upholstery tools, multiple holding positions are possible so operators can effectively clean the entire surface area without undue stain or arm fatigue. When the high performance cleaning of the DriMaster™ Tool is combined with state-of-the-art cleaning chemistry, our technicians can treat most cleanable fabrics with fantastic results!
Our application protects against re-staining
The best possible way to protect upholstered furniture (and keep it looking new) is to apply fabric protection. Treated upholstery lasts longer and cleans more easily.
When you apply (“spray-on”) a quality fabric protection treatment (all surfaces get coverage) to upholstered furniture, a protective barrier is created to help prevent permanent staining and soiling. The odorless treatment does not change the look or feel of the fabric and it is safe for the environment (it’s non-allergenic too). This invisible barrier protects against the dirt and dust particles that cause excess abrasion and premature fabric wear.
Provided that the proper cleaning procedures are followed, treated upholstery will clean up easily and quickly after spills or other types of soiling. But, no fabric protector is absolutely impenetrable and improper cleaning methods can damage both the fabric and the treatment.
Dan, Dan recommends the application of a micro protectant – a permanent coating that repels liquids, prevents spotting, and resists soiling (like the original manufacturer). This application will last through multiple professional steam cleanings. Alternately we can apply a water-based protection that will need to be replaced after each cleaning. Ask your technician to help you decide what product is best for your home and lifestyle.
Our family has hired Dan three times now on very urgent notice. Each time Dan’s company has gone above and beyond to help! They have been more than fair on pricing. The work that they have done has been absolutely excellent! Our carpets and floors are in great shape because of them!! Everyone with whom we have worked at this company has been great. They are organized, honest, and do an excellent job. I am giving the highest recommendation I can give!

Great service and very fast! They were able to adjust their pricing to my budget! I definitely recommend and will call them again!

Should have taken “before” pictures to show the difference before the cleaning and “after” – carpet looked like it did years ago and the tile and grout looked like it was just installed. Great job! Will absolutely use again!
Tom Scahill - June 1, 2018
Highly recommend. The customer service was A+ but the work they did was even better. My sofa and carpet looked like they were brand new when they were done which was no easy feet after my two big dogs took a mud bath outside and came in to play on the sofa.

Called Dan based upon references and quickly set up a date to have carpets and furniture cleaned as we had never had the carpets cleaned since installing them in the house five years ago. Just my wife and I, no kids or pets – just a sometimes messy five year old grandchild. Tech Jimmy came out and immediately assessed our needs and recommended the LOWEST price cleaning. No up selling, no pressure AT ALL. He then explained the process in detail and started work. It took him approximately 4.5 hours to finish the house and furniture – and it looked GREAT! My wife and I were completely satisfied and will never go to anyone else for carpet and furniture cleaning.

I am SO impressed with this company! I had them clean grout and carpet and they did a great job at both. My tile looks brand new, and I smile every time I walk into the kitchen. In all honesty, I was a die-hard Stanley Steamer girl, because it was so easy to book online and be done. I will NEVER use them again after I have seen what Dan Dan did! What a difference!! The employees were wonderful to deal with and scheduling was super easy. I called to schedule an appointment and they fit me in right away. If you have heard of the “2 second rule” if you drop a piece of food on the floor, it really no longer applies….because the floor is so clean, you could literally eat off of it!!!!!!

Everyone I spoke to was friendly and informative. They explained my options and left the decision up to me. No high pressure salesman stuff. I have used them for my office and now my home. I highly recommend them. My carpets looked brand new after cleaning. Very impressive.
Laura Conant - June 13, 2018
Amazing experience! Everyone in this company is so nice. When we needed some flexibility on their part, they were accommodating, which was such a relief (thank you!) They did a fantastic job with our office space. It looks and smells so fresh in here. Ahhhh Will absolutely use again in the future.

Best carpet cleaning ever! Called them on recommendation from a friend/customer of mine who has impeccable taste and was thrilled with the result. Booked an appointment for exactly when I wanted it, came out and measured and quoted and cleaned all in the same day. The results were amazing. Highly recommend them.

Would Highly recommend Dan Dan to anyone. Gary showed up, prepped and got to work. In total, he spent over 6 hours getting my requested work done. I had a lot of stuff on my floors. Stuff I myself could not move due to suffering a Heart Attack a few weeks prior. I had 2 bathrooms done. Kitchen, bedroom and foyer and a very large Dining Room all with tile floors. I also had 2 larger area rugs done. What a difference. Gary did an amazing job. Even though the grout on the floor in the kitchen did not come as clean as I had hoped for. Gary tried, but we believe a darker grout (black) was originally used and a lighter placed on top. (or vice-versa), or possibly some type of coloring was applied over the original color. The next job will be my Florida Room tile floor. (My daughter just needs to buy her house and get her “Storage” stuff out of there.) I will not hesitate to call Dan Dan again to do that room!
