Commercial Carpet Cleaning
We employ 2 different cleaning methods to effectively service commercial properties. A hot water extraction (steam cleaning) or encapsulation (dry cleaning) method is utilized depending on soil condition, location, and budget.

- 01Pre-inspection. During the pre-inspection, you can work with your technician to identify soiling condition, spotting, carpet material, and your specific concerns.
- 02Proprietary Pre-spray. All carpets are pretreated with our 5-componant proprietary pre-spray containing emulsifier, disinfectant /oxidizing booster, deodorizer, solvent booster, and surfactant.
- 03Traffic Lane Cleaner. “Heavy traffic” areas are pre-treated with a higher pH cleaner designed to attack the toughest soiling conditions and discoloration (solution contains the latest in surfactant technology, chelating ingredients and alkali builders).
- 04Agitate. After pre-spray is applied to your carpet, it is agitated with a “pile rake” or “carpet broom” to work the solution into the carpet pile, dislodging particulates and helping the solution break down soluble soil.
- 05Extract & Rinse (wand). Using our truck-mounted hot-water extraction system we “steam” out dirt and residue while sanitizing your carpet with very hot water (240º at truck) under high pressure (400 psi) with constant vacuum suction — all carefully regulated for an exceptionally clean carpet without over-wetting. For restorative cleaning, particularly when carpets are heavily soiled, we recommend a RotoVac machine “deep clean” (optional step at additional cost).
- 06Speed-Dry Fans. High-velocity air movers are placed to dry your carpet faster and to prevent possible mold conditions. Speed drying may reduce drying time by as much as 50%. “Pick-up fee” applies if fans are left on-site after cleaning.
- 07Post-inspection. After cleaning is completed, we ask you to inspect the job with your tech. If there is a questionable area, we will re-clean it for you immediately. If you will not be on premises at the time of completion, your technician will call you to provide our post-inspection report, obtain payment authorization, and get procedures for securing the premises when we leave.

- 01Pre-inspection. During the pre-inspection, you can work with your technician to identify soiling condition, spotting, carpet material, and your specific concerns. Your Technician will determine which steps are necessary to get the best results.
- 02Encapsulation. Encapsulating agent is applied to the carpet and scrubbed in with our powerful rotating brush system to thoroughly reach the dirt within the fibers absorbing the dirt molecules. The “foam” then dries and crystalizes, encapsulating the dirt so it can be easily vacuumed up and removed from the fibers. Our Encapsulating agent and cleaning method includes a soil-repelling carpet protectant (no post-cleaning carpet protector application is required).
- 03Post-spot. We take the additional time to re-clean any “spots” that are not removed during the regular cleaning process using specialty spotting techniques and more powerful cleaning solutions. Permanent “stains” (organic or non-organic) may not be able to be removed.
- 04Post-inspection. After cleaning is completed, we ask you to inspect the job with your tech. If there is a questionable area, we will re-clean it for you immediately. If you will not be on premises at the time of completion, your technician will call you to provide our post-inspection report, obtain payment authorization, and get procedures for securing the premises when we leave.
The following steps are typically performed by building maintenance staff and not by Dan Dan the Carpet Man unless we are ordered to do so at an additional fee.
- 05Furniture Moving. For a more thorough cleaning, carefully move light furniture (e.g., desk chairs, coffee tables, chair mats). Larger pieces can be left in place. Remove all personal belongings and file boxes from floor surfaces to be cleaned.
- 06Post-vacuuming. For best results, the freshly-cleaned carpet should be thoroughly vacuumed within 10-days following our Encapsulation cleaning process (extra-heavy vacuuming with a commercial machine).

How often should commercial carpets be cleaned?
When determining an appropriate cleaning interval, commercial accounts should consider the type of carpeting (color, construction, installation and fiber content), the type and amount of traffic and therefore level of soiling, the quality of user maintenance (vacuuming and spot cleaning) being done, soil prevention systems already in place (walk-off mats, doorway grids, etc.), and the overall image and level of appearance or level of cleanliness being put forward.

- 01Facility Minimum – 6 to 12 – month interval. Even if foot traffic is light, your carpet is still subject to the accumulation of dust and other environmental debris. Clean your carpets at least once a year to prolong its life, maintain its appearance, and improve indoor air quality.
- 02Offices – 6 to 9 – month interval For health and appearance purposes, clean your carpet every nine months if you have staff on premises (especially ifany are smokers) and you have any client meetings.
- 03Retail Spaces – 6 – month interval
Clean your carpet every six months if you have walk-in customers. The overall appearance of your facility (especially floorcoverings)can impact buying decisions. - 04Pre-schools & Daycare – 1 to 3 – month interval As a result of foodservice issues and heavy foot traffic from kids, teachers, and parentscarpets need to be cleaned, disinfected, and deodorized once every three months.
- 05Restaurants – 1 – month interval Because restaurant carpet gets the most foot traffic (plus food and beverage spills), professional carpet cleaning is recommended on a monthly basis. Individually, any one of these factors are tough on carpets, but together they can quickly ruin the appearance, resiliency, and longevity of even top quality goods.
Keep in mind that every space is different, so these recommendations are general in nature. For example, the carpet cleaning interval could be increased in spaces with a lot of hard surfaces (tile, natural stone, hardwood, etc.) in traffic areas. And, carpets have to be cleaned more often in facilities located in very humid or dusty environments (like Florida).
