7-step cleaning method for cleaning your upholstered furniture
- Pre-inspection. A closer look at your furniture reveals what can be cleaned and how well. We identify the type of fabric and use the IICRC recommended cleaning method.
- Vacuum. Our powerful system exhausts outside your home to keep indoor air fresh.
- Pre-treat. To make our deep cleaning even more effective, we use a proprietary 3-part mixture (disinfectant, deodorizer, and emulsifier).
- Pre-spot. Our technician will identify resistant spots and apply a treatment.
- Deep Clean. Using commercial-duty truck-mounted equipment, we clean your furniture using a hot-water (240 degrees) extraction system (specialized wand).
- Post spot. If any spots remain we will retreat and clean immediately.
- Post-inspection. We’re only finished when we review the work and you are satisfied that we have done our very best.
Please note: Our high-tech process removes most “spots” from your furniture. However, we cannot guarantee to remove “permanent stains” (whether organic, non-organic, or petroleum-based) from fabrics using our regular “steam cleaning” process alone. Some stains can be removed by alternate methods using special techniques and solvents. When do you need professional upholstery cleaning?
To keep your home looking its best, plan to have your upholstered furniture professionally cleaned on a regular schedule. Clean heavily-used pieces at 12-month intervals and lightly-used pieces at 24-month intervals. Periodic professional cleaning removes accumulated grime, helping fabric to retain its original appearance as much as possible. Increase cleaning intervals when fabric is subjected to heavy use, or when it is located in homes occupied with persons with allergies or respiratory sensitivity.

- Remove dry soil by vacuuming and (depending on the fabric) brushing to remove dust and soil particles.
- Only vacuum with a proper upholstery attachment should be done regularly and thoroughly to remove airborne dust and lint.
- Loose cushions should be turned and rotated to equalize wear and soiling levels.
- Monitor any build-up of soil on the fabric’s surface and treat spots and stains (with proper techniques and solutions) immediately after spills or soiling occurs.

Using commercial-duty truck-mounted equipment, we clean your upholstered furniture using a hot-water (240 degrees) extraction system with a standard upholstery tool. This is the same equipment we use for cleaning carpets – only the wand is different (see photo). We can also attach a very-low moisture cleaning head – a Hydromaster Tool (see photo) – when cleaning more delicate (lighter) fabrics..

Site Protection. Power Unit. Commercial grade, vehicle mounted, gasoline-powered, high pressure (1000psi) hot Water (240 degrees) extraction equipment specifically designed for cleaning carpet, upholstered furniture, and tile floors.
Hoses. Non-marring vacuum (2”) hoses and high-pressure hot water hoses (3/4”) reach up to 250’ and are maintained on vehicle-mounted reels. Metal couplings are covered with protective jackets (pressure hose connector covers).
Filters. Our pre-filter collects carpet fiber and all other debris. Any valuable items swept up by our vacuum process can easily be recovered before reaching our main filter.
Power Head. We use a specially-designed “upholstery wand” to pressure clean your upholstered furniture while simultaneously removing the water, dirt, and cleaning solutions. We also have a very low-moisture tool (HydraMaster’s patented DriMaster™ Upholstery Tool pictured below) so that we can safely clean lighter fabrics, 0both synthetic and natural.
Low-moisture Upholstery Tool
HydraMaster’s patented DriMaster™ Upholstery Tool is unlike any other. Using new Jetless Cleaning Technology, it has no trigger valve, no spray jet, and never needs a second drying-pass. The solution is under constant flow, trained by the patented injector bar and slotted vacuum port system. The result is a highly effective cleaning tool that works without overwetting or heat loss. Even narrow areas can be cleaned without any overspray. The high flow/low residual moisture effect of this new technology leaves the fabric cleaner and drier while greatly reducing the chances of damage. No second pass, no over-spray, and high-volume water flow all contribute to the efficiency and speed of cleaning. And, at less than half the weight of other upholstery tools, multiple holding positions are possible so operators can effectively clean the entire surface area without undue stain or arm fatigue. Our application protects against re-staining
The best possible way to protect upholstered furniture (and keep it looking new) is to apply fabric protection. Treated upholstery lasts longer and cleans more easily.
When you apply (“spray-on”) a quality fabric protection treatment (all surfaces get coverage) to upholstered furniture, a protective barrier is created to help prevent permanent staining and soiling. The odorless treatment does not change the look or feel of the fabric and it is safe for the environment (it’s non-allergenic too). This invisible barrier protects against the dirt and dust particles that cause excess abrasion and premature fabric wear.
Provided that the proper cleaning procedures are followed, treated upholstery will clean up easily and quickly after spills or other types of soiling. But, no fabric protector is absolutely impenetrable and improper cleaning methods can damage both the fabric and the treatment.
Dan, Dan recommends the application of a micro protectant – a permanent coating that repels liquids, prevents spotting, and resists soiling (like the original manufacturer). This application will last through multiple professional steam cleanings. Alternately we can apply a water-based protection that will need to be replaced after each cleaning.
